St. Joseph’s Hospital- Medical Office Building Master Plan

Responsibility: Planning and programming, master planning, campus visualization

 

BayCare Health requested master planning

services to develop options to site medical office buildings on their dense St. Joseph’s Hospital in Tampa, Florida. The medical office buildings options were centered around three primary criteria:

 

• Available land on the existing

  campus

• Area required to satisfy physician

  needs

• Required parking to support gross

  square footage

Attributes of the existing campus were

studies to support the final design solutions

including:

 

• campus access and mobility

• campus density

• existing easement and corridors

• green space

• view corridors

• campus gateway / image

 

The three preferred options include: solution for a substantial addition to the existing medical arts building, new construction along eastern campus gateway including MOB and structured parking, phased new construction on adjacent under developed parcel.

64,000 sqft commercial

260,000 sqft medical office

600,000 sqft Institutional ( Hospital)

 

Responsibility: planning , design

and ROM estimating services

 

BayCare Health system requested master

planning services for a new campus in SE

Pasco County , Florida. The campus consist

of multiple parcels totaling 54 acres with an additional parcel set aside for a campus partner. The master plan was developed within an existing DRI and explored different scenarios of commercial, medical office and Hospital uses to satisfy the development order.

 

The preferred master plan first phase consists of 50k sqft of medical office and 40k of commercial square footage. Phase two added two more 50k sqft medical office buildings.

Phase three added two more 40k sqft medical office building and phase four added 16k sqft of commercial space as 30ksqft f medical office buildings.

 

Phase five depicted a 600ksqft Hospital

building constricted in to, 300k sqft

phases with structured parking and

commercial space.

 

The campus demonstrated ‘destination

healthcare’ with all of the buildings being

situated in a walk-able public realm
